How big can I have my lodge?

You can have lodges as large as you like. However, to comply with caravan regulations, the maximum external measurement is 20m x 6.8m.

Yes, please refer to our shop page here

Do I have to have one of your layouts?

No. All lodges are bespoke, so you can create your own layout. Inspiration layouts can also be provided if required.

What external finishes can I have?

Most finishes are possible. Popular options include:

  • Timber (Matchboard, Thermowood)
  • PVC
  • Fibre cement board

PVC and fibre cement board provide little to no maintenance.

Do you have a showroom we can visit?

Due to the size of the products, there is no showroom. However, Pogara has completed projects across the UK where site visits can be arranged.

Why can't I get a cost without having an idea of what size I would like?

All lodges are bespoke. Accurate pricing depends on:

  • Lodge size
  • Room layout
  • Overall design requirements

Once a rough layout is provided, the process can begin. Clients can submit rough sketches or use inspiration layouts.

What packages do you offer?

Supply & Installation

Includes:

  • Design and engineering
  • Manufacturing
  • Delivery and installation
  • Insulated base
  • Internal walls
  • External walls with protective membrane
  • Roof trusses or rafters
Watertight Package

Includes everything from the Supply & Installation package, plus:

  • Roof covering
  • Soffit and fascia
  • Guttering
  • External battening
  • External cladding
  • Windows and doors

This leaves the lodge externally complete.

Turnkey Package

A complete end-to-end package including:

  • Bathroom fitting
  • Kitchen fitting
  • Full project management

The lodge will be ready for decoration upon completion.

Exclusions

  • Floor coverings
Do I need planning permission?

If the lodge is intended to comply with caravan laws, certain conditions must be met.

The lodge must be positioned within the curtilage of the main house.

Use

The lodge should:

  • Act as an extension of the existing dwelling
  • Share utilities such as water and electricity
  • Not be used as a separate dwelling
Construction

The lodge should:

  • Be assembled on-site in no more than two parts
  • Be bolted together as the final act of assembly
Size Restrictions
  • Maximum size: 20m x 6.8m
  • Internal ceiling height must not exceed 3.050m
  • Roof overhangs are excluded from size calculations
  • Decking/verandas are allowed if not attached to the lodge
Ability to Move

The lodge must be capable of being lifted and transported by mechanical means as a completed unit.

Structural calculations and lifting method statements can be provided to demonstrate compliance.

How can I ensure my lodge complies without planning permission?

Pogara can provide details for an experienced planning officer and assist with applying for an LDC (Lawful Development Certificate).

  • It may be required when selling a property.
  • Compliance remains the responsibility of the homeowner.
  • Pogara can assist with documentation and guidance.
Do I get a warranty?

If Pogara installs the lodge, it includes:

  • A 10 year structural warranty
  • Electrical certificates
  • Gas certificates (where applicable)
Can you use the lodges all year round?

Yes. The lodges are well insulated and suitable for year-round use. Heating options such as log burners and radiators can also be added.

Lead time

Lead times vary depending on workload and order volume.

Estimated Timelines
  • Lodges: Approximately 8 weeks
  • Garden pods: Potentially within a few weeks

Clients should contact Pogara for accurate timelines.

How long will my lodge last?

With proper maintenance and care, lodges can last for decades and even generations.

How will my lodge be delivered?

The lodge is delivered in panel form and assembled on site in two halves. This helps overcome site access challenges.

Can I do some of the work myself?

Yes. Clients can choose how much of the project they would like Pogara to complete. Any self-managed work must follow the agreed schedule to avoid delays or additional costs.

Will I need a site visit?

Site visits are not compulsory but are highly recommended to identify potential challenges and ensure smooth installation.

Do you supply bathrooms and kitchens?

Yes, Pogara can supply both bathrooms and kitchens.

Can I have vaulted ceilings?

Yes. Clients should mention this during the design stage.

Do you do groundworks?

Yes, Pogara also provides groundwork services.
